And I apologize if my questions seem very basic / dumb. I am very new to this industry but it fascinates me! I just got done reading "Rich Dad, Poor Dad" and "Success Stories" in that RDPD series. I have also been talking to a lawyer who I am friends with and I have been learning a lot from him as well.

I heard about people who opt out of their contracts because they had to close the deal. How long do these contracts exist for? I.E, how much time would I have to find a buyer for the property before I have to exit the contract / close the property (which most likely I won't be able to do since I do not have enough money lol)?

1) When wholesaling, how long do most contracts have on them before the property needs to be closed?

2) How much do these contracts cost the wholesaler?

Everyone keeps telling me that I need to start with wholesaling before I get myself in too deep since I am still a newbie.

Without making fun of me, what is wholesaling? Or can someone help me find a link with this topic already open because I cannot find it though it must exist, lol.

That said, if the present level requires you to have to ask what a lien is it would seem there is no due diligence that's been done - don't put the cart of debt before the horse.

I say so b/c the word lien is not even specific to RE, it's a fairly common term - not pedantic in the least.

So the point of that statement was to just call me out and say that I am not intelligent? Please further your response in conjunction with my original post please. Thanks.

1) Are there any guides on this forums for beginners like me?

2) Who here has read "Rich Dad, Poor Dad"? Do you recommend it? Why or why not?

Thanks a lot people!

The west is full of open land, just not where people are right now.

1. lock up a solid deal for $100 earnest money and flip it.

3. buy a lien attached to a property in foreclosure (if numbers make sense) and assign your right to cure/redeem to another investor.

Make sense?

I hope you don't mind me asking questions. What did you say I should do with the $100?

Also, can you please explain 2 and 3 a little further? I am sorry for being new at this. What is a lien?

I'll save the money on books and use this resource instead.

But what can I do with $2,000. I am just looking for somewhere to start.
