@Kevin T. and @Mike Shulman my budget is about $100K more or less the lesser the better, and I am planning to use conventional financing. 

Do you guys deal and/or specialize in this kind of property? 

I prefer condo/townhome vs house due to convenience of self managing but still less hands on. Will the HOA of a condo/townhome allow me doing room rentals? Are room rentals common in Orlando and Jacksonville are?

Hi I am new here. What does STR stand for?

Hello,

I am a CPA who currently live and work full time in NYC and also a real estate investor. I own three properties (one in NYC as my primary resident and two rental properties in Florida - Ft. Lauderdale and Orlando). I owned the two rental properties for almost three years now).

I want to focus on adding my rental property portfolio in Florida (Tampa, Orlando, Miami, Ft. Lauderdale, Jacksonville) now, so, I can have financial freedom. I just started to be more active on BP. I have been listening to real estate podcasts and reading a lot of real estate blogs/articles/etc. 

I currently am interested in doing renting out rooms to college students/professionals. So, I want to buy one property/two near colleges, hospitals, entertainments (restaurants, downtown).

I would love to connect with fellow investors, RE brokers, wholesaler, contractors, property managers, others.
