Echoing @Jonathan Greene above but if I was interested in doing this project why would I not just do it myself and keep all of the equity and cashflow?

These people don’t have the time to do it themselves. They want to put their money to work. I would designing, renovating and managing the property. I’m trying to figure the best way to structure the deal (equity, yearly dividends on cash flow, etc). Thanks for your time!

You have one STR, and you want someone to bring all of the money for your second? Why would someone do this? One STR is a very small proof of concept. You want to talk to friends and family on this, I don't know anyone who would see this on the Internet and be like, yeah, this sounds like exactly what I am looking to do with my money.

Thank you for your response Jonathan. To be clear I'm seeking to raise the money from family and friends who are interested in getting into real estate and STR's. These people do not have the time renovate property, launch STR and run the business. They simply want to put their money to work. My question for this more regards to what would best way to structure this deal not so much as to if I can raise the money or not. Equity plus yearly return from cash until they are paid in full, for example? I have people ready to give the funds, I just don't know what's the best set up that makes it fair and attractive for both parties. Thanks again for your time.

I currently own a successful short-term rental in Fort Lauderdale and have identified a new property nearby that I’m confident will perform well. I’m looking to raise $160,000 to cover the purchase, renovation, and activation of this new Airbnb property. My goal is to structure the investment so I don’t need to contribute any starting capital. I’m open to offering equity in the property along with annual cashflow returns to investors. I’d love to hear from others who have successfully raised funds for similar ventures and any advice on structuring such a deal.
