Matthew Jarvis I'm in! Let's get it going ! I live in Surrey in Fleetwood and travel all over the lower mainland, van island, Edmonton and Calgary for work so I'm able to see what's happening out there on a regular (daily) basis. Looking forward to this happening!

Hi Chad , could you please elaborate on why Canadians shouldn't, in general, hold US REI in LLC? Is there a double taxation involved with those LLCs? In your opinion, what entity structures do work well for Canadians looking to invest in the US? Thanks for the info! XT

I must say, the BP forums community is as advertised! and i've only been active since my first post on this thread a few days back. 

@Alicia Horton thanks for the detailed info. It's fascinating to see how the rental prices relative to property value fluctuate as you move towards/away from the downtown metro area. An east Abby property around $450-500K'ish would gross rent for ~$3K. My Burnaby condo (at Boundary & Kingsway) rents for $1950 and was assessed at $485K for 2015 and I had to recently adjust the mortgage payment on it to make it cashflow ever so lightly. We pulled out max equity on it back in 2010 (condo purchased in 2007, pre construction) for our house purchase. What's really hurting the cashflow is the strata (HOA) fees which are $385/month for my unit (highest in the building). Quite outrageous when you take into account that it's on the second floor and doesn't benefit from any hedge trimming, among other services. One thing i must say though is that in the 5 years, i've had zero issues with tenants and I've had 4 different tenants with 0% vacancy. That's the Vancouver market I guess.

With all that being said, my goal is not appreciation - I want to be in it for cash flow!  My wife and I have great paying jobs but to be honest we're both tired of trading our time for money.  I want to watch Sportscentre at 11AM on a Tuesday (75% joking) !
