@Cory Graham congrats on the purchase! I looked at several multi family buildings (6-9 plexes) about 12-18 months ago and always thought it would be a great investment area, especially around the new ice rink area.  Might have to go back and have another look as prices seem to keep favouring the buyers at the moment in Alberta.

As @Matt Geerts and @Roy N. have pointed out, Canada is a HUGE country and there are many markets with excellent cash flow and teams of professionals to help you.

Hey Chris!  where abouts in Canada are you investing and what sort of numbers are you seeing? I'm always out and about the lower mainland for work, let's grab a coffee!

@David Parker sounds good!  I'm in the South Surrey area quite often for work so could definitely meet for coffee.  Starbucks at either Southpoint (by the Save Ons) or Grandview (beside Steve Nash gym) could work for me early next week.  let me know!

Just stumbled across this thread again from search.  doesn't look like its happened yet...but the flowers are blooming and the sun is shining (today it is anyway) - let's get something going!

@Pawan J. what areas are you currently investing in? And has it changed at all since your post in this thread 5 months ago?

@Ming Lim - do you mind elaborating on your Alberta investments?  Type of assets and location?  I've been looking at the Edmonton market for small multis (4-8 plexes) and although cap rates not overly attractive at 5-6%, the avg price of $120k/unit is much more attractive than my Vancouver market.....which would be an appreciation play mainly.  Thanks!

Argh too bad I couldn't make it to the meeting this week - I had my own dinner meeting for my work clients. I actually tried to rebook my own event for it haha.

Will keep an eye out on this thread for the next date and I'll send you my email, @Matthew Jarvis.

If anyone is up for coffee or lunch during the weekdays please let me know too.

See you all soon!

congrats @John Lusk on your Vernon purchase! Kelowna/Okanagan market has been an interesting area for me...do you mind sharing the numbers (or rough approx) on your recent purchase? Would like to know how the CoC and cap rate % ended up being with the 35% down payment requirement. Thanks!

Sounds like it was a really good evening and great first meetup for this group.  Sorry I missed it due to being out of town in Calgary but will definitely try to attend the next meetup.  Anything in particular discussed at the meeting or just general meet and greet ?  Would love to hear a recap!

Definitely would love to meet up with other Surrey investors (or investors from Surrey) for coffee. I have a fairly flexible daytime schedule and accommodate various times and schedules. Doesn't have to be a big meet up either since those can sometimes take longer to set up. 3 or 4 people at a Starbucks is all we need as a starting point!
Matthew Jarvis nice! Thanks for getting it started and I like where it's headed. Always good to meet with actual local investors that currently have skin in the game, or on the verge of making the leap and a local meet up group could be that needed push for the initial plunge. I'm out of town in Halifax for a work training event at the end of April (25-28) anything prior or after I'm good for. One of my colleagues lives and invest in Halifax so I'll be asking him to take me around town just to show what's going on there. He did mention prices in Halifax have gone up and it's not an ideal market at the moment, unless you get into student rentals around the university.
