Not really so odd. In residential, you can have condo buildings where the builder or developer ends up keeping a few units as rentals. Happens for office space too.


I'm just not familiar with the commercial side of things at all :-)

What's odd, is some of the Suites in our building are actually owned by the tenants themselves. So, the old owner owned the rest of the suites, i guess not the entire building itself?

I'm so lost as it is, but o well.

What are the market rents in the area? Are you asking to much?

Try running a special if you must, or dropping rents to better match those within the market you are currently in.

right now, I am actually in a similar situation on the commercial building we lease.

the owner came to use about a month ago, telling us he lost his a$$ on a deal in texas (roughly 8 million) and his commercial building (where we have our office) will likely be getting foreclosed on.

To make matters worse, this guy had the mortgage note, but lease payments went to his EX wife !!!! poor guy ...

Anyways, last week (his office is right next to ours) he was cleaning out his office, telling me the bank had taken control and it has been foreclosed.

We have yet to get notice from the bank, and I'm not about to send our lease payment to the EX wife when I know she'll still cash it even though she, nor him, legally own the bank anymore.

Our lease payment was due 5 days ago, I have yet to get notice from either the old owners or the new bank, so I have zero idea what I am supposed to do at this point.

I figure, to just wait it out until we get notice from the bank, then send lease payments to them. Until then, I guess we sit tight and wait ???

Welcome Nicole,

I don't know the Dallas market by any stretch of the imagination and I really don't know wholesaling all that much either. But from the information I have taken from BP, I can help answer your questions.

1. Wholesaling isn't hard, but it isn't easy either. It takes LOT of time, to find incredible deals. If I, as an investor, can find the same deals a wholesaler can, in my opinion, the wholesaler isn't bringing anything new to the table. So why should I pay a fee to them when I can find the exact same deal with little or no effort on my part.

2. Probably forming a buyers list. A list of potential buyers that can move/close quickly, and you can count on. Also, developing relationships with REO Agents/Banks that can bring you REO's before they hit the MLS.

If you can find incredible deals, investors will flock to you, me even being one of them.

Did it go to an owner occupant? I know HUD's will sell to Owner Occupants even if the investor bids 400 times the amount. They will always go with an owner occupant over an investor.

I think this also holds true for certain types of REO's. FM's I believe have a 15 day window for owner occupants before they open up or even look at bids/offers from investors.

Now, if it was another investor who got the bid accepted at $30k, its sounds like someone is in bed with someone else :)

we have powerwashed quite a few things, including siding.

That *haze* may be a soap or mixture they add to the power wash. I know on our pressure washer, there is a separate tank for soap.

We normally just pressure wash with water, and its never left any type of hazzy/weird after substance!

Try contacting the people that did it to see if they add something to the water.
