Hi,

I found a studio on for sale by owner website, seems the price is 50k less than the studio in the same complex, but $20k more than the similar studio nearby, seller says that they are relocating to Europe.

I have not purchased any property from owner directly or from wholesale before, one question always in my mind, how do I make sure that the seller is true owner? will escrow/title insurance good enough?

Hi,

I have a house in CA had been break-in twice in past 1.5 years, since the bushes in the front of the house was tall, CA let many prisoners/drug addicts out on the street due to over crowed jail, the city do not have enough polices.

Just one month after my new tenants moved in, the house was break-in again, though the bushes are cut down, I pay some costs for the new tenant to set up camera, signs etc, now they said that I dis not disclosed past break-in to them, and they demand me to pay for ADT, Comcast service, which can be expensive and need long term contract.

My questions are:

1. Does CA law require me to disclose the past break-in to prospective to new tenant? I thought " don't ask, don't tell".

2. CA law require lock and dead bolt, which I had provided already, and the lease agreement mentions that the house is not secure and safe, tenant should buy renter insurance themselves to protect their belongings.

3. In the meantime, these new tenants are very demanding, one week after they moving in , there are always a problems like fleas,rat, window can close tight, though the guy just don't try, my husband and I lived in the house for 14 years, and my last tenants never had these problems. I am afraid that I might get professional tenants.

if I don't pay for the security service, they might stop paying rent, do something to the property, or even suit me, but I can not satisfy whatever they demand, and if they are professional tenants, they might try something else anyway.

What should I do? should I consult a lawyer?

Post: Prospective Tenant has "Offense" Criminal record

Hello,

My prospective tenant found to have "Offense 1" criminal record, while he has a job in a well known reputable company in Santa Clara county, California, he and his friends are applying for our four bedroom house, other than this, credit score and income are fine.

Should I rent my house to him and his friends? he said that it was 1st DUI misdemeanor, Is DUI under "Offense" category.

Thank you Brian B for the advice, yes, MF family in San Jose is too expensive, SF value went up 30% in less a year, both SF and MF are out of my touch, I thnk...

There are many out of state properties being presented, but I am not familiar with those area, and some saler just up the price 30-40 % compairing to market value...

Feel stuck....

I am new too, could you talk about 50% rule? do you mean the expense not to exceed 50% income?
