what kind of tenants will be in Gilroy and Morgan hill? I think most of people work in agricultural field, some are retirees, besides those commuters.

I am interested in multi family too, but MF have been hot for many years, Cap rate is very compressed, I am wondering if it is still safe to buy at this stage of  market cycle, and how to weather down term if market goes down.

My tenant also pay me via Chase quickpay from other bank started in April this year, it still works for me I was tried to have tenant pay me directly via ACH or bill pay, it did not work, so the rent has to be splitted as well with quick pay

My first tenants prepaid every 6 months with 2.5% discount, they are high income professional just sold their house, they bought another house and move out right before end of yearly lease, gave me extra time to find new tenants. I was new, but i did not feel that there was any down side since applicants had very good incomes and credits

thanks Jd Matin and Nick for good advice, the prospect tenants bring over the dog, it seems ok to meet, but it bark at my husband. :).

I asked if I can visit their current residence, they declined, seems they don't like the carpet in current house, maybe the dog pee on the carpet.
