As a syndicator, I would advise what @Spencer Gray said.  My deal minimums are $50k, but there are exeptions.  I think if you put $100k into 3 different syndications ($33k each) that would be plenty of diversification. You could even try for $25k x 4.  It's reasonable... (I have a few $25k investors in multiple deals).

ESPECIALLY since you're all accredited, then you're not 'taking one of the precious 35 non-accredited slots' so the minimum investment amount is even more flexible in your case.

As long as the sponsors have a good back end, its really not that much more work to bring on someone at a lower minimum.

@Kenneth Hynes This may be the smartest post I've seen on here recently.  Wish I had a solid answer for you, just not sure exactly how yet or any numbers to associate with it.  Perhaps an expert in the space could chime in...

Welcome @Mark ONeill and congrats on making the jump! If you'd like to learn how to better analyze markets, consider Neal Bawa's (free) course on Udemy (dot com).  Just go to that site, and search his name, and click the first course that pops up, something about Best Cities or neighborhood or something like that. It is a wealth of info for you to consider when choosing a market.

Beyond that, I'll ask some basic Q's to help you consider your path:

Why real estate?

What are you hoping to get out of this short term? Long term?

Are you looking to be an active investor, or passive investor?

And yes, House Hacking is the winning move if you can swing it.

Q: Are you trying to scale up to more units or stay the same size?  If scaling up, consider Appfolio. 

If staying the same, consider using Cozy.

If you don't want to pay, consider building an Excel sheet or Google Sheets also has some business templates.

I have never actually done it, but have had the call with a few vendors for one of my properties I had under contract.  They can give you a pretty thorough breakdown by actually using google satellite view (believe it or not).  

This was in Cincy as well, not too far from you in Dayton @Mike Mefferd

So get online and find some local vendors and give em a call. You may be surprised with all the info they give you.

@Timothy Kearney Sorry, but I did not end up buying in Indy. I have since sold all my single families and maintain my focus on syndicating multifamilies, creating passive income for my investors.  I wish I could be of more help in Indy, best of luck!
