yea, he is supposed to be the king of preforeclosure door knocking.

Thanks Ryan,

Have you read Dan Dorans stuff?

I work with a big investor in the area, but we are new to knocking at preforeclosures. I searched a bit on the forum, but have not found much. Can I have some direction. I am looking for the best approach as to what to say at the door and any key points.

Ian

If it was my contract I would put my name after the and or assigns and then just use an assignment of contract between you and the buyer. You could put the buyers name directly in there and take your fee, but you have to be 100% positive that the buyer is going to close. I would probably take a nice downpayment or ask for 1/2 the assignment fee up front.

Dear Homeowner,

I drove by your home in Maryland and would like to make an offer to purchase it. I want to buy your home in Maryland asap, so please call me when you get this.

(Note) I would like to purchase within the next 15 days.

Regards,

This is for out of state owners and would be placed in black and white on a card with no graphics. Any feedback would be good.

I already tried the search and didnt find what I was looking for. I am looking for reviews or posts on the best Direct Mail Marketing Systems for finding motivated sellers.

I know at one point Vena Jones Cox was offering part of her actual marketing material. I am sure Larry Goins has to be damn good considering his offering rate. Just looking for reviews, links or a list.
