Be careful with non-warrantable condo’s. They will be difficult to get out of because you cannot sell them unless you have a cash buyer because most lenders will not finance them, because they cannot be resold easily because no one wants to finance them.

Hi yes, there are still investors out there that can do 80LTV cash out. Only on SFH investment. Must be long term rentals, 2-4 units are maxed at 75ltv

There are a few left out there who will lend on appraised value versus purchase price. I just closed on a purchase two weeks ago where the investor only had to bring 12% down since he got such a great price and the appraisal was higher than the purchase price. 6.75% interest on a 5/1 ARM too. Rates have gone up since that one was locked but they are still lending based from Value, with restrictions of course.

Johnathan,

I've really only spoken to a sales person. They tell you about the process and try to get you to sign up. I don't believe they assign you a personal property manager. Mynd is a huge company with sub market directors (Houston, dallas, austin/SA). When tenants submit maintenance requests Mynd just sends out a vendor to deal with problem. A Mynd employee never actually goes out to your property except to show or inspect it.

Yes, prices definitely seem like they are too good to be true. They told me they could could even go lower than 79/mo because I have multiple units.
