Hi Bill, I’ve have some luck using Radius+ for owner names and then will pay for someone on Fivrr to use skip tracing to get the owners home mailing address and phone. Radius+ can get expensive quick, but once you sign up you get so many free credits. Good luck in looking for some deals!

Not sure on the appraisal, similar 3-unit mixed use sold for $140,000 right down the same street in July but the commercial unit was rented at the time. This would be my first investment property so only recourse to put up would be my primary home.

Hello BP! I have the opportunity to purchase a mixed-use building in my local town for 80k. It has two rented apartments on second floor, rented out storage in basement and ground floor is a vacant salon. My plan would be to buy this building, have the income from the apartments and storage to cover the mortgage and then gut the storefront and open a liquor store or bookstore and personally run it. The profit from the store would be the cash flow.

My question is what type of loan could I secure that would cover the purchase price, reno and business expenses for inventory and supplies to get the business up and running? Is there a loan program that would lump all this into one? Is this an SBA loan? Has anyone tried something like this before? Any help and insight would be appreciated. Would love any advice or stories about if you succeeded trying something like this. Thanks!

With there being very old houses in and around Pittsburgh, most houses do need some work. That said, I think your criteria is doable depending on what minimum upfront updates you’re looking for and what you consider a B neighborhood. Which areas are you currently looking to invest in?

Hey Coy, a lot depends on location and the 3 and 5 mile market. Check with the realtor, but do the work and secret shop facilities around the facility you’re looking to buy and see what the demand is. Where is this located and how much sq ft is the facility?
