So the past 4 months now, I have create a LLC with 2 other partners to focus on our flipping business, which we have yet to find a deal the way the market is going. We have looked at dozens of properties and made more than 10 offers so far but keep getting out bid. So I decided to start marketing and sent out my first small yellow letters campaign this month with only 2 calls so far. Potential leads, but not motivated enough. All this while I am currently looking at this great deal to buy and hold. I am also working full-time 50+ hours a week and still going to school part-time. I haven't felt overwhelmed yet but am I doing too much? Should I focus more on one area? I want to do all three so I can keep my options open. This is just me ranting. Goodnight BP!

So after networking and talking to people I know, I came along this lead where there's still 100k left on the loan but the ARV is only 120k. There is also little to no work needed for repairs, I would say less than 1k. How would you work with this? How and who can you sell this to? He says he can just handover the property for free but he is also a state away. Any advice or inputs will help! Thanks.

Well I'm using absentee owners in hennepin county with a mortgage still owe amount less than $150000. I have tried using credit card and paypal but can't get the purchase. It might just be a technical error. I have tried calling them too but to no avail. Any other listing websites out there?

I have been searching for properties on the MLS and talking to realtors and getting our offers rejected more than several times on several properties, I'm guessing due to competition of other people being in better position than us. So I've recently have been looking into starting my own yellow letter campaign, but can't seem to purchase any lists on listsource.com. Is this site out of date/order now? Is there any other sites similar to this? Am I doing something wrong? I'm really kind of stuck and any tips or advice will help!?

Yes the numbers didn't really work out so I had to move on. Thanks for all the tips! I currently have 2 offers out there on 2 properties. But always looking for deals.

I'm offering 55k on a 75k property with a conservative ARV of 120000. The rehab project has been somewhat started but can no longer be completed due to health issues. But after a walk-through, its seems there still needs at least another 30k into it. He has put 65k into it total and has no money for closing. How would you make this deal work? Should I pass or how could I make this work out for both parties? Any feedback would be appreciated!
