Hey Lincoln Nebraska investors make sure you schedule our next networking/meet-up in your calendar. February 8th at 7:00 p.m. We will have some local pros answering questions about wholesaling. We still plan to meet at Scooter's 68th and O next to Best Buy.

we actually have several things going on. In Lincoln we have a meet up but its not on the meetup website its on the Facebook page Lincoln real estate investors. Another investor is starting a REIA in Lincoln. There is a REIA in Omaha the 3rd Monday of the month.

 I believe you can even do some of the work yourself as long as you get it inspected as you go. The problem may be getting inspectors to call you back if you are not licensed.

I don't even bother calling inspectors anymore, I let my licensed contractors do that. They know the inspectors and get a quicker response.

The contractor should be licensed. If they are doing the work, you don't have to be licensed.

I wouldn't recommend estimating getting higher than comps until you have done several in that area and know for sure you could get and extra $20-40K. Especially if you aren't using higher quality materials like granite, hard wood floors, high-e windows, top end appliances and new trending fixtures.

Everyone, please mark your calendar for the second Monday of every month 7:00 to 9:00 p.m. I will be searching for a larger venue to hold meetings, so if you have a good place let me know. In the mean time assume we will be meeting at Scooter's unless you hear differently from me.

At this early stage we want to add a little structure to the meet up so from 7:00 to 7:15 there will be open networking. From 7:15 to 7:30 we will briefly answer some questions about Lincoln Real Estate investing. From 7:30 to 8:00, we will give investors a chance to pitch any deals they may have including wholesale and turnkey. From 8:00 to 9:00 more open networking.

Please invite other investors, contractors, mortgage lenders, REO agents, short sale specialists, developers, renovation cleaning services, stagers, photographers, inspectors, title companies, appraisers and any other related fields.

As we become more organized, we will become a REIA, and have featured speakers such as successful investors, CPA's, Real Estate Lawyers, City Planners, short sale specialists and other professionals.

I am currently an active member of the Omaha REIA and encourage all of you to attend that meeting the 3rd Monday of the month. Carpool if you need to. I will Be consulting with Andy who runs that group to help us structure our group. If you have experiences with REIA's from other cities, please feel free the share any outstanding ideas.
