Hey Nick, If you do decide to do something over here in Billings let me know. I'm flipping quite a few places right now and I've been selling some off to other investors because I don't have enough crews yet. I'm no good for Bozeman or Butte, but I know plenty of guys over there.

Hey Iris, 

I've done deals all over the state, but I live in Billings. I've bounced around between a few different CPAs as my business has grown, and I'm currently working with Mark Simonsen at Tax MT. He happens to be based here in Billings, but he works with clients nationwide. He has around 40 units+. He's been investing in real estate for 25 years or better, and I've found that I spend more time talking to him about real estate strategies and execution than I spend talking to him about taxes. Hope this helps. Also, if you live in billings you should start coming to the meetups! There's one on the seventh here in a couple days at 5:30 at the copper onion bistro.

I'm no cpa but I would think you could still keep real estate professional status even if you were spending more time on unrelated businesses. Seems like the irs would have a tough time auditing that

On a side note I definitely regret not getting more conventional loans while I had the w2 but the rate at which I've learned and the amount my income has increased since quitting outweighs that regret.

If you do want to get into something part time that will also help you with your investing I'd say start building your own website and learning SEO. If you're on your way to being a software engineer you probably already have an advantage over anyone else in this area. If you wanna talk more about it you can call me anytime at 406-861-4229

I have been investing full time for more than a year now, and I purposely never got my license because I didn't want to lose focus. What I've seen with my peers who have gotten their license is that they did it because they weren't getting traction on the investment side of things, and they still aren't. I agree Anthony. If you don't want to be a full time agent, don't do it

We've been seeing an STR slow down up here, and I've been hearing about it happening in different parts of the country. It makes me wonder if all the demand for short term rentals was more a product of all the free covid money than it was of actual necessity. Definitely agree that there will always be demand for a nice STR in a great location, but we might be a little oversupplied

I saw one the other day where Pace Morby had the agent agree to take their commission in payments over 8 months, and he was able to pay it off with cashflow from the property that way. I've had a couple sub2/owner finance deals like this lately and trying to figure out how to pay an agent commission up front was tough because I didn't want to sink any more cash into the deal. I ended up just selling them on facebook, but I really need to find a better way
