Recently moved out of our SFR in Palm Springs, Ca due to my wife getting a promotion with Marriott we moved to Denver. My house was paid off as a gift from a family member. My question is should I keep the rental and refi or HELOC to get a place out here in Denver and also another income property using the Equity. Or should I sell the existing property...

Property Facts:

Property Value 275-290k

Rent $1750 ( could be more but I cut the price cuz I needed a tenant quick and He‘s trustworthy)

Property Taxes $5200 annual ( has Mello Roos 🤮)

HOA $150 monthly

My tenant has mentioned buying the place which would help me because im licensed both in Cali and Colorado so Id save the commission . Kind of a unique situation that I need experienced ensight on...

@Sheila Campbell just because you used your VA loan doesn't mean you don't still have entitlements left you could very well use it again, if not I'd refinance into another loan using any equity you may have and that'll free up your entitlement. This does mean though that your next home would have to be your primary residence and you current home possibly becoming a rental. Also if you focus on renting to military you know the BAH rates and will also have some leverage knowing that they can get Article 15'd

My advice, if you like to get a portion of the commission, get your license and represent yourself when buying... not trying to be disrespectful just being honest.

Well you’ve already received plenty of advice, but here’s my 2 cents. If you’re serious about this investing thing you gotta embrace the suck. Rent out your current residence for a year or Air bnb it and live in the third unit and enjoy the adventure.
