Hi Alex, I very new at it but I would say its to things... 1) knowing your market and 2) being able to talk to people and / or more importantly "listen" to people that you market to. I'm really looking forward to hearing more experienced wholesalers respond to this post. Thanks and good luck.

I was offered the opportunity to buy a duplex at 95K, at the time I thought that was a little to high for that market. Recently the owner has made a few upgrades and listed it with an agent for 105K, he knows its not going to sell at that price. We started talking again and I said I would be interested at 87K. He said make an offer. It has to go through the agent now because he listed it. Does it behoove me to have my agent make the offer for me? I believe the buyers agent gets paid from the sellers' list costs.. is that true? Or am I adding cost to the transaction?

I appreciate all information. Extremely helpful. I am taking the advice to have a professional look at it to determine the rehab cost. I understand the amount of variables made it a tough questions but I am thankful for everyone who commented.. you got me in the right ballpark!

I have the opportunity to purchase a 2 bed 1.5 bath home with a good bit of work needed.. need to determine the offer price.

ARV will be around 75k to 80k

needs:

1.outside drainage issues repaired (front and back)

2.new floor in kitchen and bathroom, the rest of the hardwoods sanded.

3.paint the whole home 770 sq ft

4.new rear deck on 20x30ft

5. new drop ceiling in basement

6. major cleaning!

just looking for some ballparks to get me in the right direction.. this is my first rehab project. thanks!

Thank you for your response. very helpful!.. I wonder if because the properties in question are a foreclosure, does the bank honor the lease and collect the tenant rent in the interim? I seriously doubt the bank will make any concessions on modifying the lease. Even thought the previous owner has been foreclosed on is the lease still enforced until the end of the term?

I am in the process of buying two duplexes that will come with existing tenants. The rents are currently below the market rent... What is the best approach to make it a win / win and get the rents up? If at all possible. Thanks!
