It sounds like you just want to pick up properties off the MLS with traditional financing. This is a good strategy for people who don't want to dive super deep into creative financing and marketing for properties because that strategy has a large learning curve and upfront and ongoing costs. The strategy that you are interested in is outlined in the book The Millionaire Real Estate Investor.. They teach you to save up for down payments.

The house hacking strategy is the best strategy out there but if you have a family or not living in the market you are buying in, then that won't work. 

If you are buying distressed properties, you can use Hard Money or raise private Money. That way, you could leave your existing portfolio alone. 

In this case, I would do everything I could do to hold on to the properties you all already have and see if a cash-out refinance would work to get you the funds you need. The asset is going to keep gaining equity. What you will find out is that cash flow is nothing more than money that you will need to reinvest in the property over time and that the equity gain is the real win.

@Jamie Sharp We run the I81 REI meetup in Martinsburg and we have many investors from PA come to our meetup. It's not that far from Waynesboro. Here is the link below. there is a newer meetup in Hagerstown and one in Frederick but i don't know of any in PA. I'm sure you could drive to Harrisburg for a meetup.

Do it! As always you want to buy at the right price. Both Jefferson and Berkeley County are solid in-demand counties as they are the Easternmost extension of West Virginia. Both counties continue to grow with residential and commercial development. I have been a long-term buy-and-hold investor in both locations for many years. I don't see any reason why they won't continue to grow over the next decade. I own both commercial and residential long-term holds and flip homes in the areas and will continue to invest. I am an Investor / Realtor in the Eastern Panhandle of WV. I have a partnership in an investment company and we hold around 50 rentals units mostly in Berekely County WV but some in other adjoining counties. We Flip, wholesale, market for properties to purchase and hold a local meetup group. I talk to investors all the time that want to get started and there is usually some major hurdle to overcome to get started. Could be Time, Money, Knowledge, or the Market. I had an investor that I helped buy many multi-units in the local area around 2016 and then I helped him sell off everything in 2020. I only meet him one time and he was stationed in ASIA for the bulk of this time. What you are looking to do is very possible, people write books about it. I would recommend connecting with as many people in those possible markets you're looking to invest in and asking lots of questions to gauge their knowledge of the local market and how you can do business together. Your network equals your network. Start making phone calls.
