I am a wholesaler in Jackson MS. I am looking to expand and bring in new buyers. I come across a couple of properties weekly and unfortunately I have maxed out the investors I work with. I deal with SFR mostly and I only except houses that are profitable for myself or another investor. All deals are transparent. I do first come first serve, I do not take bids. I will not waste your time. My ideal criteria on a perfect week is as follows:

2/1 10-15k move in ready/ cosmetic repairs

3/2 15-20k move in ready/ cosmetic repairs

4/2 20-24k move in ready/ cosmetic repairs

I currently have a 3/1 that is in good shape in a decent area, easy to rent. Repair wise it needs pressure washing, new carpet, and paint. The central heating and cooling is new, unfortunately the outside condensing unit was stolen. A used one would run around 300-500 dollars. If interested please don't hesitate to give me a call. O and i have a dozen or so rehab projects between 3-10k that need between 5-10k of work that produce the same rent. I don't know many rehabbers so I am having trouble with these

the properties I come across usually produce 3-5 percent return on investment monthly. I sold a house this week for 16.5 that is renting for 650. I sold a house last week for 28.5 that is renting for 900. I have a package deal for 10 houses right now for 210k that is pulling in 7k when it is fully rented. As of now 2 are vacant but move in ready.

Jackson, MS. When it comes to rent vs price points I haven't seen anyone post anything compared to the return rate I have here

I have a package deal of 10 homes. 9 of the homes are rented. It is currently bringing in around 7k monthly. All homes are well kept and do not need repairs. The tenants have all been in the properties for multiple years. If interested or need more information please contact me!

I am a wholesaler from Jackson, MS. I have only been a member of bigger pockets for a couple of months. I am not that active in the forums although I do listen to the podcast frequently. When I hear the numbers you guys are spending on properties compared to the rent it absolutely blows my mind. I have made myself familiar with the 2% rule on this site but where I am from that is a very low turnover. I personally pick up 3-4 houses a week in the range of 20-40k that are renting anywhere from 600-1000 a month! This is normal to me! If I go into contract to wholesale a house that sticks with the 2% rule I simply can not find someone who wants it locally. The purpose of this is to advertise myself. If you have thought about branching outside your local region. If you want to built equity fast with properties that produce income then we need to talk! I will also provide property management as well as assist in any remodeling needs. I have a steady flow of houses that are move in ready or are houses that need rehab. I work with transparency.
