Im have started my private/hard money lending business and looking to have money partners to grow my business since I have ran out of my private money. I have done several projects now and really streamline my business. Any tips on finding investors with capital to fund my fix n flips?

I'm based out of Kansas City and my company provides funding for investors for rehab/fix-n-flip and transactional deals . Im also a Note buyer and seller than can provide better than averaged returns for investors . Been investing since 2018. Where can I go to get data to determine where a particular area within my city the percentages on appreciation or depreciation? 

When evaluating my deals I need to take this in consideration.

Its Smitty  , Im in Missouri

Since its a short term (90 days) Im thinking hypothecation its only 2 investors . But it might be better to do LLC if they plan on investing long term with me. Even with the LLC Im looking for some documentation to get me started and then I can take to an attorney. Something I can read through first

Hello 

I have investors that will fund my rehab . My plan to pay them interest only payouts until I refi to return their initial investments.  What I would like to know is how to structure the deal on paper to ensure the have an equitable position during rehab. 

Does anyone have any documentation/ agreement I could model after?  Or whats the best way to handle the deal? I will have 3 separate  investors on the project.

Hello Everyone

My name is William Smith. Everyone calls me "Smitty" (Except my parents)... I am soon to be 54 yrs old and me and the wife looking to get back on the real estate band wagon. We currently have one free and clear rental and looking to scale. I am a note investor with several notes in my portfolio so the goal is not only to get SFR/MFR assets but to have some depreciation for that passive income. I have reading the BRRR book but Im facing some challenges. (Just because Im a newbie and I know everyone else is). I have a full time job working for Motorola (yes Motorola, they are still around) Im a Technical Account Manager with 30 yrs in the business. Wife is a travel agent specializing in international trips . We have a super awesome dope family and its blessing to have both of my parents and the wife has her mom 3 sons plus grandkids. If my bank account matched my family I would be ranked with the Rothchild's!

We have been driving around finding homes that fit our business model (homes in 150 ARV range in low crime areas) but need to know how to possibly find these owners .


So here are my goals:

Meet some great people here locally that I could learn from. I'm mean really shadow and possibly JV if terms are good for both of us. ( In turn could share my note knowledge. All about tradeoffs not looking to just take)

Acquire 3 more properties before end of 2022 (I know we can do it) 

How to skip trace after I find properties and best way to market for them

Build business credit with banks

Find local GC's (working on that now)
