I agree with Jay. A job that size usually calls for a bid up front. How much were the materials and are the13 hours man-hours (more than one person on the job)?

Two suggestions if you are going to go that rout. Look at Ecobee3 thermostats as an alternative to Nest. Also, for wifi look at Eero mesh wifi for good coverage.

Yes, he has been with us nine years and this last, about 5% increase, of $100 put him over the top. Local rents have been increasing rapidly for a 3 bedroom/ 2 bathroom over the last few years and we were not keeping up.

I have a tenant who has told me he cannot afford the increased rent that will come with his lease renewal and is going to leave at the end of his lease. Can anyone point me to something that tells me what to do to get the tenant out in an orderly manner, perform a timely check of the premises, and perhaps suggest some things to look out for before returning the security deposit?

I'm just beginning too and I started with my real estate agent who is also an investor, so kind of also my mentor. I have to mention that I have known him for a while through another connection and believe that he knows what he is doing. Since he is an investor he has reliable, quality, contractors that he can put me in touch with when the time comes. He also introduced me to a loan guy and I am now prequalified. Makes me feel much more comfortable when I make an offer.

It has happened twice in the course of six months and definitely looks like a USPS problem at his end.

We occasionally have a legitimate problem with our tenant mailing us his rent check. When the check hasn't shown up after the grace period we contact the tenant and ask if there is a problem and he immediately drives 20 miles to hand deliver a check. At some time later his original check shows up in our mail box in a bettered and torn condition with the correct post mark date on it, so he is not lying about sending us a check. Does anyone use a method of direct rent deposit or on line system that will automatically take money out of someones checking account?

Hi, I'm new to this, so I don't understand some of the numbers here. You said that you hired  a probate lawyer. How much did that cost you and where is the cost included; in the $95k? Also, the family paid the $50k in back property taxes. Why would they be willing to do that and where did they get the money, since it doesn't look like they could afford it? In any case, nice job and congratulations.
