I would like to form an LLC in Wyoming, but need a registered agent to complete the process. I can form the LLC online myself, but there are tons of Wyoming registered agents listed. Can anyone suggested a few competent ones that they are familiar with.

Can anyone tell me or direct me to a source that tells me what questions can and cannot currently be asked on a California rental application?

I only have one and didn’t travel to see it. They welcome visits if you would like. They are very forthcoming and upfront on the transaction, fees, and management. They will provide any information you want on the property and the community. You should do your own financial analysis and only use there numbers where they make sense; for example I had no problem using their estimate for property taxes, but didn’t take their rates of return at face value. After all they are salesmen trying to sell you a property.

I live in SLO and am dealing with a turnkey company in Alabama (not everyone is keen on turnkey).

What other investments are you looking at that will pay you $200-$300 per month on a $50,000 investment?

When evaluating a property, do you subtract Capex reserves from your operating cash flow when calculating cash on cash returns?

It depends on where you are located. Here in California property taxes are assessed and billed at the county level. At least that is where my bill comes from.

I use the three that I see most often on this forum: Rentometer.com, Craigs List, and real estate web sites like Zillow.

Once again, I agree with Trenton. I come out of the contracting world and and any job over $500 needed a bid. I worked on lots of old houses (sometimes 100 years+) and if I couldn't determine what might happen I just gave a conservative estimate and if Iost the job, so be it.
