Villy would you explain "so that restriction in Destin could predict issues for that market"

The restrictions of 2 per bedroom plus 4

Is that because they limit the number of people who can rent a house?  

Are you saying foreshadowing of potential outcomes for purchasing properties and being hurt by laws?

Looking at Destiny East......any thoughts

Have been looking at some property and will definitely watch out for the ordinances.  Thanks so much.

In high tourist areas it would kill alot of tourism so I can't imagine in The Destin, Fla area they would do that. If anyone knows if other large tourist destinations won't allow STR bookings let me know.

I know alot of people are referring to STRs as Airbnb and VRBO.  My question is if an area won't allow short term rentals does this mean you couldn't have a management company for your house or condo rent it out for you even if they book directly from their website or indirectly through VRBO and Airbnb ...etc...

Matt how long have you owned your propeties in Villages of Crystal.  My concern about single homes and sea air and upkeep living remotely.  Do you live in the area?

Sorry the link to the property is about 6 weeks old and doesn't work but look in Crystal beach...30A is overpriced at 600/ft.

Familiar with the area.  No good deals to be found in that area.  Have looked alot down there and did buy a beach gulf front condo.   Houses you can get in the area off Scenic 98A and make some money on them.  You are talking around $400+ in that area which is very nice and walk to beach from neighborhood vs over $600/ft.   Definitely a buy and hold.  The region is off old 98 called scenic hwy 98 in Miramar beach between Destin and 30A.  I believe East of Henderson State Park....not commercial at all but you have to get off new 98W which is crazy.  I looked at a house there with a pool and it had a v nice net basically only renting 225 days/yr.  It may be called Crystal Beach.

Example of a Listings in Crystal Beach with a Positive ROI and very low HOA generating over 80 K in Gross Rental Income (GRI)

The up side is you generate more ROI (see attached rental History ) the down side its not Gulf front and you must pay to maintain the property like the pool and the yard (see the Cost to Own ) attached.

The HOA on this for the entire year is $650 and this is a quaint neighborhood with streets of pavers so the HOA is to maintain that.

Thanks to all of you ...I currently use a rental company but was curious as to what of those who do their own rental and hassle with cleaning and maintenance between customer stays did.

I pay 20% and my HOA is $750/ month..making it hard to make a profit

I have read from different people how they advertise their vacation rental condos but I'd appreciate a list or recommendations.  i know about tripadvisor, airbnb and VRBO......any others that you think are good or have had experience with.  I have a gulf front beach condo in Miramar Beach Florida.
