Don Spafford Thanks for the reply. I’ve been binge listening to the podcasts, am up to episode 211 now. I’ve got a few books on order and can’t wait to start reading them. My current internship is going to end early due to lack of funding for the company. Since it is ending early, I won’t be getting the necessary credit towards my degree. Am hoping to find an internship within the real estate industry that will improve my education and also provide the credits I need for my degree.

Hey everyone,

I've been a member of BiggerPockets since 2013 but never did much with my membership except read the Ultimate Beginner's Guide and made a few posts. Now that the end is near on my Bachelor's degree, I wanted to take another look at Real Estate as a means of making a living and supporting my family. I am currently 11 credits from earning a B.S. in Business - Marketing with an emphasis on Entrepreneurship from the University of Idaho.

Right now we're located in Moscow, Idaho; and will be here for a couple of years at least while my fiance finishes her degree. Our kids have really taken a liking to their school but we are looking to get out of the Moscow School District before our oldest reaches middle school. 

Basically I'm here looking to meet local investors to network, learn more about the Moscow-Pullman/Lewiston-Clarkston market, and offer up my help in any way possible to someone who may need it.

@Brian Pete if you haven't already, you should look the group meeting that @Jonna Weber is a part of.

What you are doing now is preparation.  Please take this in the spirit in which it's meant, but right now, you don't know what you are doing.  That's why you did not know that your credit score was too low.  You are still in the early learning phase, and there is no reason you should be beating yourself up for not having a deal yet.  Far better for you to learn what you need to know, proceed slowly, and get it right the first time so that you have a foundation to build on, rather than doing a bad deal off the bat, losing your shirt, and mistakenly deciding that real estate is not for you, or that you are not for it.

This helps more than you know. I know now after talking with my significant other that she is ok with waiting another year before we get going. That was a big relief for me. 

I am going to take this time to learn more and network with people after I move up to Moscow, ID.

Jonathan Twombly, right now I would say my biggest fear is analysis paralysis. I've been on BP for a while now and have been reading ever since I joined. I have a real tendency to over-think everything I do so I signed up for Pro about a month ago to finally take action and do something. Then I found a 4/2/2 that was in the middle of a remodel. Ran the numbers and it would've made for a decent flip so I attempted to secure the financing. Turns out I didn't meet the minimum required credit score. So I'm back to square one essentially with over-analyzing how to do creative financing. I could get discouraged if I let myself but I know it's fear driving my current mindset. Anyhow, thanks for the awesome post and the thread where I can type what's scaring me right now.

I'm a relative noob myself and just recently went Pro. Hope the tools save you from a bad deal like they've helped me avoid!

Glad to see fellow Vandals on BP @Jonna Weber, it is the best university in the state. Thanks for the tip to change my keywords. Somehow Pullman skipped my mind, even though I remembered to add Spokane.

@Lisa Troxel, I'm interested in a house hack during my time in Moscow. My fiance and I are looking for ways to start investing while we're still in school full-time. And I can never stop learning enough. Right now learning is all I've been able to do. Guess I didn't want to get myself too involved down here in the south knowing that I will be heading north soon. I'll be sending you a colleague request so that we can keep in touch when I get up there. 

And I'll be working towards a B.S. in Geology at the U of I.
