Not sure about your area but check with the local building and safety department. Tell them you need to find out where to go to report overgrown weeds and a vacant building.

Does the seller need to sell all of them or will he finance them to you? If so have him finance them and you can resell them at  a higher price and rate and make the cashflow off an owner financed deal. If they default keep their money and find a new buyer.

You don't ask the Seller to sign a wholesaling contract, they will have no clue what you are talking about. If you find a deal that has good value for yourself and investors then pay a local real estate attorney that can put an assignment clause in a regular purchase and sale agreement. Have the Seller sign that contract and get a. second assignment contract with your fee for you partners to sign.

We Buy Houses signs are cost effective but should be checked with your city if they are allowed.

Go driving for dollars and look for boarded up houses and contact the owners the same way you normally do.

Also, it might help to get in the lower end neighborhoods and find tired landlords who just want out. Deal size may be smaller and finding an end buyer may require some work.

It really depends on what your goals are. If you want to accelerate your investing I would say to continue shopping around for lenders and rates. There are some that offer conventional financing with less than 20% and start analyzing 4plexes. Try and find what the better deals look like on the MLS then go find some off market ones yourself. Finding off market may require more involvement with your lender but could get a better deal.

I am not going to try and speculate anything and I don't know your market but if you buy a property that cashflows vs your personal residence, you will be better off if any market correction looms in the next few years.
