All those resources are helpful for a full fledge automated/integrated operation.

I guess it depends on the expertise level. For any beginner I would say the most important few I would say is a simple free crm like Highrise HQ or Google Streak (basic), and telephone service like Callrail/Call Fire.

First step is to contact the owner. If you never get in touch with them then you can't buy it. Then all the calculations were just a waste of time.

It’s a reverse strategy. Seller’s “hot” Market = Finding the deal for many buyers . Buyer’s “cold” market = Finding the buyer for many deals.

you get paid from escrow once Buyer submits funds and the deed records in their name which is when escrow is closed. Buyers Funds = Escrow Fees + Your Fee + Sellers Price

Direct Mail and Social Media Marketing. Wake up and go to work. Respond to inbound calls during the day/lunch. Cold call after work. Schedule marketing and responding to emails at night. Appointments etc on weekends. Repeat

Don't be discouraged if your offer gets rejected. Chances are if it is accepted right away then it was too high.

@Latesha C. There are a couple county and statewide websites around my area that are free to access and my VA scrubs those. If I have to pay for a list I pull it once every 6 months.
