I need some help from the seasoned investors here in the Atlanta Market.

What is your target consumer home product (price range, size, const. type, location, etc.) What are the primary factors that would qualify a home for you to pruchase for rehabbing? What constitutes a great deal for you? Would you ever buy from a legit wholesaler? Does leveraging a wholesaler's resources make sense for a rehabber?

I am fairly new to real estate investing and I am trying to learn what it is exactly that rehabbers look for in a home that they would flip. I have one rental and have successfully flipped/rehabbed one home as well. My goal is to provide wholesale homes for investors to purchase and rehab for a profit. I would like to learn what it is that you are looking for.

All input and help will be greatly appreciated.

I found a website a while back that had some great information. He has plenty of documents for download (use at your own risk) but he does go into detailed explanation on each of them. Good information even if you don't download the forms.

Congrats on the two flips! You are ahead of me - I have one flip and one rental. Its amazing how contagious real estate investing can be!

Atlanta can be a very unique market. Have you tried searching around the school districts that have higher ratings. There seems to be fairly regular activity in these pockets of homes and they turn pretty fast.
