It's amazing to me how many requests I get from investors everyday looking for 100% financing for their fix and flip deals and more.  Now what is even more amazing to me is how many lenders and brokers promote their 100% programs knowing most investors will never qualify.  But that is from my experience and I am an account executive with a great commercial broker in this industry.  

I would love to hear about your experience and thoughts on the 100% financing for real estate investors.  Please post away.

Great question Daniel.  What helps me is to think "Individuals" vs "Businesses" and not so much hard money lender vs. private lender.  These terms are so interchangeable and mean different things to different people.  An individual (like a person who just wants a better return on their money in a CD, 401K, etc...) may have the same terms as a traditional hard money lender but I've found they have more flexibility.  You will notice the difference pretty soon.

Bruce, that is a very good question and to be honest I do not know the exact answer.  I would always contact a CPA in this field.  But when you find the answer please post it for us.  Thanks.

Thank you Brant. The problem is getting a value on vacant land that I am having an issue with I do not know how to do it.

I am starting to get leads on vacant land owned by private owners free and clear but can not find anyone who knows anything about how to work a vacant land deal wholesale.

Any information would be greatly appreciated. Thank you.

Land deal 2: 5.3 acres flat land located in Prince George County, MD, valued at $181,000 can get under contract for $100,000 or lower
