Based upon my experience dealing with distressed properties, I would say that if the Owner let the roof go this long, what else was let go ? Also, when making an insurance claim, you could have a denial of your claim if the property wasn’t maintained properly. There might be too much liability with this one with winter coming. I’d pass.

The first 3 rules of real estate investing are…” Location, location and location “.  Your potential purchase has that so my next big concern would be the repairs. Make your offer but give yourself plenty of time to do thorough inspections.  Then find some honest general contractors to review your inspection reports, walk the property and prepare their bids. Be sue to include a strong contingency factor for repairs yet to be discovered.  If you have the funds to cover the repairs and the required down time, then you really need to calculate the income and expenses to make sure that this project is profitable. As long as you’re generating a fair amount of positive cash flow after all expenses and have a solid cushion of savings for protection and maintenance of the asset…I would use the $ for your next investment.

Hi Mike, while we all want to build our real estate portfolio...I would encourage you to take care of the needs of your family first.  Being that I raised 4 kids, I can tell you that the need for space and a nice yard for the kids to play in safely was an important concern. Your family's needs are  the foundation from which your future real estate portfolio will be built upon. So, stick with your family's needs first and  the rest will follow.
