I'm a new investor in Newark, NJ trying to figure out what strategy to use first. My goal was to start out doing wholesales first, but an opportunity to flip a property has presented itself and now I'm thinking about going that route. Being that I'm new with no experience and no income would a private lender consider doing a deal with me if I have a potentially guaranteed buyer for a rehabbed property. Any suggestions, feedback would be appreciated.

Hi fellow investors. I'm new to the real estate business looking to start out doing wholesales in Newark and surrounding areas. I've come across many opportunities but haven't taken the step just yet because I need to find cash buyers that's buying in the areas. I would like to know should I just take the leap and put these properties under contract and advertise them or should I wait until cash buyers come around. Any suggestions. Thanks.

Good afternoon fellow investors. I would first like to give thanks to BP for creating this site for us to interact with one another. I'm new to the business looking to get my feet wet doing wholesales, and by being able to interact with fellow investors is great. Besides wholesaling, I eventually would like to do fix and flips on my own and with partners on a deal by deal bases in the Essex Co. and surrounding area. I look forward to the feedback and thanks for the info. Have a happy investing....
