I was living in Breckenridge, CO and bought a rehab house in Nashville site unseen. Had my realtor walk and video the property and pulled the trigger. Ended up making around $40K on that deal.

@Greg Grant Numbers look good, but sounds like you could be in for some major challenges in the tenant and property management department, EVEN if you hire a PM.

I'd unload those things as fast as possible and 1031 into a better vehicle.

@Nelly R. NEVER ever wait on a realtor (or anyone for that matter) to find you a deal. You are the only one responsible for your success. Keep grinding, this is a very tough environment to find good deals though.

@Cam Jimmy Very, very impressive to do all of the work yourself AND have a "day job". Do you have kids? If so, your wife is the hero! haha. If you had to contract everything out the numbers wouldn't have worked.

@Justin K. I understand your frustration. There are a lot of investors that go by the elusive 2% rule...Only buy if you can get 2% of the purchase price in rent. I've evaluated 1000's of deals and can probably count on one hand deals that fit into this category and they were always sketchy. RE is always local and I'm sure there are Class C, D areas that can hit this, but not even close in my market.
