"Well over a hundred" so like 101 members?? haha...Shall we call them friends and family or suckers? You know good and well that whole life insurance is a complete and total ripoff. Term life insurance is the only way to go. Don't @ me, I'm good. :)

Why bring a realtor in and give up 6% at this point?? Definitely not worth it. You can handle all of this with a title company or RE attorney if it's more complicated.

This one is rather complicated, but I'm looking to acquire a duplex from my Father-In-Law. He owns the duplex free and clear and holds title. He wants to roll those proceeds into a piece of land. 

Where it gets complicated is that the land title is in 2 of his sons names. To make is more complicated, he is a "3rd party" investor currently on said land deal to one of the sons. They essentially have 1/3 each money into the land. 

How do we get this deal done? I need a second set of eyes on this one! :)

@Cole Bigbee Thanks for the advice! The cost of land around here is really pricey and I really need to maximize building size on the lot. I understand exactly what your'e saying about tractor truck access and loading dock, but neither will utilized in my plans based on lot size. 

Building height is going to be around 22'. I was planning on separating the 4 units into the design to reduce structural costs on the steel building as opposed to carrying the load for 10K SF wide open. I'm not 100% set on these plans yet, really need to get the numbers. I'm really going after the trade based businesses, construction, small storefront if needed.

I'm in the process of planning for building an industrial flex steel building, it's going to be around 10K SF with four 2500 SF units. 

Any connections in Colorado with a steel building contractor? Any other advice on other big ticket items?
