I have a source (depending on credit score) that can do a 90% LTV DSCR loan on non-owner occupied real estate. Really simple process to get a term sheet and no upfront fees except appraisal cost that is paid DIRECTLY to the appraisal company. Let me know if I can be of assistance.

@Deborah Lynch did you work with them? If so, how was the experience?

 I am curious as well

 Have you tried?

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $135,000
Cash invested: $80,000

Turned a 2 bedroom 2 bath house into a 7 bedroom, 4 bath house. We rent rooms per week.

What made you interested in investing in this type of deal?

I was looking for a space to create a co-living space. It had a lot of space hidden from the untrained eye.

How did you find this deal and how did you negotiate it?

Local realtor.friend brought me the deal.

How did you finance this deal?

I provide capital for real estate projects

How did you add value to the deal?

Added 5 bedrooms and 2 bathrooms.

What was the outcome?

Beutiful property that provides quality housing for an underserved market that also makes good money.

Lessons learned? Challenges?

Sometimes its easier to knock down and start over. :)
