When purchasing a rental property from another investor, besides rental payment history and basic questions about the property for analysis, what are some key questions I should be asking?

This is a property that is local to me. Its a beautiful duplex in a B neighborhood, a little drive north of Tampa, FL market. From the pictures, I'd say its practically turn-key. Am I missing something? They are asking $194,900 for it. Should I make an offer? Should I ask to get into the property before making my offer? $1000 rent is top paid for that area for comps I've researched. When I calculated at $950 rent the numbers were obviously a little less attractive. Any advice or comments are appreciated. Thanks BP community!

As far back into childhood as I can remember, when asked what I wanted to be when I grew up my answer was always investor. Never did i think it would take me until I was 28 to decide what I wanted to actually invest in and get started. I've been researching/reading/listening about REI since November of last year. Been on BP since February and LOVING IT! I just recently bought my own house with my wife, (our first) and am ready to start my investing career. I am now on the pro membership list, using calculators to analyze deals daily, and eager to buy some real estate. Thank you to everyone here at biggerpockets for helping guide me the right direction to the thing I've wanted to do for so long.
