@James Ihssen thanks for sharing your success. I am also a licensed Realtor in Washington DC and Maryland. I also search the MLS daily for deals. Can you tell me some details about your system? What keywords are you using? How far below asking price are you going? How many offers do you make weekly? etc. Thanks in advance.

@Kyle Centrella I am in a similar situation. I bought in 2005 and I'm currently renting with $400 of monthly losses. It's currently on the market as a potential short sale to do what @Steve Vaughan said, "Get rid of the headache." I'll take an unwanted credit hit but the goal is to move forward making better decisions. Good luck.

@Ilya Aksenov the FHA 223(f) loan product is used for multifamily units over $1Mil. I haven't used this product myself but it's something I've been looking at for my investment efforts here in Maryland. Does anyone have experience with FHA 223(f) loans?

@Brian Adams thanks for your inspiring story.  My dream is to do exactly what you're doing.  Buying, fixing and selling for short term capital and invest those capital gains into multifamily units for cash flow. How many marketing funnels do you have to find leads for your flips, multifamily properties and investors?

Hello All -

I just got started with Bigger Pockets two days ago and I feel I've been on every minute since reading and connecting with like minded individuals in my area. I just made a career change from the Federal Government as an Engineer to Real Estate at the beginning of the year. I'm currently a full time Realtor and Investor. I'm in search of my first property to buy, fix and sell. Although I'm in Real Estate for the long haul I believe getting my first buy, fix and sell transaction under my belt will do wonders for my belief. I'm licensed in Maryland and Washington D.C. so I'd like to stay in these areas. I have general contractor and a source for hard money however I'm always looking to connect with good, reliable people and identify additional funding sources. My Real Estate goals are 3 fold, short term buy, fix and sell transaction along with longer term spec building opportunities to build a portfolio of small to medium sized, cash flowing multifamily units. I am super excited about this forum. I'm a firm believer that you GET by GIVING so if there's ANYTHING I can help ANYONE with please don't hesitate to ask. Looking forward to connecting with you all!

@Alec Saenz Totally with you man.  In fact, January 9th of this year I walked away from my job (a 15 year career with the Federal Government) to pursue my dream of becoming a Real Estate Mogul, Philanthropist and Architect of my Family' Legacy.  I'll see you at the top Alec.

Thank you for this post. It's very interesting because I am currently working a joint venture with a homeowner who has foundation issues. I was reluctant ro ask her to pay for a structural engineers report because she had all ready already paid for a home inspection. After reading this post and hearing several foundation horror stories I'm convinced this is an expense the seller must take on. Thanks again!
