@Karen Margrave I agree that over time, prices will rise.  But to think they'll never be as low as they are today seems hard to believe.  They could be lower than they are today in the fall!  But who knows... I've never seen a time when a year of appreciation like last year was followed up with a leveling off.  In past cycles, the appreciating markets have been followed by some drop in values.

Hi Corey,

What area of so cal are you in? We buy in LA and OC mainly and haven't been seeing that you are talking about. Sure, fixer uppers on the MLS go higher than they should, but as for standard sales in decent condition there doesn't seem to be nearly as much competition as a year ago

Hey Mohammed!  Welcome.  I'm a fix and flipper in LA and we get most of our properties from the trustee sales.  However, they are pretty tight margins and lots of competition.  I know a few investors who do the direct mail game and they have some success, but they send out thousands a month and are very committed.  

I've always wondered how door knocking would go... maybe pick a hood with lots of older homes with deferred maintenance and door knock, hand out fliers.  Go right to the source.  Maybe find some non motivated sellers to refer out to realtors for a fee or find one to keep for yourself and flip.  could be fun
