@John Thedford Really? Even when it’s the home owner who decided on the price? I personally would never “pray” on someone in that way. For instant I told this homeowner his best option could be to go with a realtor but he said he didn’t want to go through all that and just wanted to get rid of it and pay off the tax liens since he’s outta state. But I have heard stories of people being taken advantage of so I get that.

@John Thedford I do see where your coming from. I've spoke to title companies, lawyers and other agent/brokers at REI events. They gave me the impression it's 100% percent legal. But I'll keep what you said in mind. Thank you for your input.

@John Thedford Are you saying wholesaling a contract is illegal? As I am not selling or marketing the property but the contract itself.

Hey everyone, I Have a property under contract and I plan to wholesale it, the property ARV is around 365 to 370 the repairs are about 25K+/-. I got the property for 245k. The property Is in Hialeah Miami and I feel like there's space for An investor to make this work but I'm Not exactly sure where I should price this without going over the top. Let me know what you guys think if you have any advice on whether this is a good deal or if you have any ideas of where I should price this to where it makes sense for everyone. Thank you guys in Advance.

Hey what’s up fam I’m new to the forum and I have a question about a possible wholesale deal. I’m in west palm beach FL and I have a home owner who’s looking to sell her home and I’m sure this is a good opportunity for me. The home has deferred maintenance and the only real issue is that the home owner’s late husband built an efficiency in the back of the home without pulling any permits. The Arv is in the low 200k plus a conservative 20k In repairs. She owes 93k on the mortgage. My question is how does the unpermitted construction play a part in the type of offer I should give her? Any input on this would be greatly appreciated.. Thanks.
