Hi Lalit, it's awesome that you're interested in investing in Columbus, Ohio! Columbus has been growing a lot lately,  big tech companies like Intel, Meta, Amazon, and Google are coming in. They've spent a ton of money here, which has made property prices go up, and more people are moving here for jobs. If you have any questions or need advice about investing in this area, let me know how can I help.

Hey Ez! Glad to hear you're interested in investing in the Midwest, specifically Cleveland. With lower entry points and high cash flow, it's a wise choice. I recommend you to develop your Core 4 like David Green’s mentioned in his long-distance investing strategy (realtor, contractor, property manager, and lender), you should be able to invest anywhere with confidence. I invest in Columbus, Cleveland, and Dayton, so let me know if you need some insights about these markets.

Hey Andrew, what makes DSCR loan fascinating is that it does not verify personal income. I have success in helping my out of state and foreign investors purchase properties with this type of loan. I invest locally in Columbus Ohio but I also invest in Cleveland and Dayton. Let me know how I can help!

Hey Robert, welcome to BP! Based on what you have mentioned, it may be worth considering out-of-state (OOS) investing as a way to find more affordable properties that can generate your desired cash flow. I recommend you read this article on OOS investing. It explains the importance of creating your core four. You will need to get a local, rockstar Realtor, contractor, lender, and property manager.

Hi Diane! It's great that you've narrowed down your list of potential markets, and Cleveland, Ohio, sounds like a promising option. To start building your Core 4 remotely, you can begin by researching and connecting with local professionals in the area. Look for real estate agents, property managers, contractors, and lenders who have experience in the Cleveland market. If you haven't already read it, here's a great article that explains the importance of creating your "core four".

Hey Larken. When you want to invest in real estate, it's a good idea to figure out how you're going to pay for it (financing) before you start looking for a specific property. This way, you know how much money you can spend, which helps you focus on properties that fit your budget. Having your financing ready also lets you move fast when you find a property you like, which can be important in a competitive market. So, think about financing first, then start searching for a property. Let me know if you are considering OOS investing in Ohio. I can be your resource if you consider that route.

Hey Scott, I noticed you're considering Atlanta or Raleigh MSA for your real estate portfolio, but you also mentioned that you're open to other area. Are you also open to exploring options in the Midwest, such as Ohio?

I invest in properties in Columbus, Ohio, where we've seen a lot of growth lately. Big tech companies like Intel, Meta, Amazon, and Google have moved in, and that's led to an increase in property prices and more people moving into the city for job opportunities. I also have investments in Cleveland and Dayton. If you need help finding a property manager or building a team in Ohio, let me know how can I help!

Welcome to the community, Ifey! It's awesome that you're considering real estate investing. Since you're thinking about buying a property in 2024, have you ever considered Out-of-State (OOS) investing? It can be a great way to diversify your portfolio and potentially find more affordable properties with higher cash flow in other areas. Plus, you can tap into markets with strong rental demand. I suggest checking out this article about Out-of-State (OOS) investing. It talks about the importance of having your "core four" team members, which includes a local, experienced Realtor, contractor, lender, and property manager.
