I would try cash for keys, what to do you have to lose at this point? Of course it would only apply if you met them on the day of move out and they left the unit swept clean. Cash for keys has worked for me on more than one occasion especially if they are looking for a new place to live. If you continue to wait you are definitely guaranteeing much more loss than 2-months rent because you don't know how the tenant is keeping up the property (or not)... just my opinion but hopefully this helps a bit :)

@Dale Ferguson welcome to the world of real estate investing. I'm a investor for over 23yrs and it was one of the best decisions I could've ever made. My advice is to decide what area interests you the most and to stick with it until you've mastered it, then move on to something else. Everything is "shiny and new" right now but don't jump from flipping to renting to wholesaling etc. Stick with one. Attack it with knowledge. and move on to the next.

I also invest in Canton and Akron. Dayton has been a tough market for me to get the same returns I'm getting in other areas.

Most wholesalers don't have the funds to start investing which is why they start wholesaling :) its not that they don't want the inventory thats why you see many wholesalers saying they'd be interested in JV'ing on deals. You'd be surprised at how many of them are aspiring to become investors :)

I agree with @Thomas S. also @Bob Romano is Cozy the only way your tenants can pay rent or your preferred way? Did you screen this tenant prior to, because in your original statement you said "up until they moved in"? Lastly, he's not trying to be a responsible tenant, he knows how to "play" the system. He doesn't really have the money to pay on the 5th but he doesn't want to get that late fee, so he pays on the 4th knowing it takes 4/5days to process the payment, AND knowing it will come back NSF, so it automatically sets it up so he's behind in his payment when it bounces. He's calculated and he will just get further behind. thats just my opinion :)

@David W., well a duplex is still considered residential even though its a investment property. I invest heavily in the Midwestern markets especially in Ohio, we've been averaging a closing per month at 75-85%ltv. We also purchase multifamily property 2-50units. One thing I found difficult in the beginning was finding a good lender for Ohio, because not many lenders will fund there. Inbox me I will be happy to give you a couple of broker referrals. Disclaimer: Maybe its also the number of deals you've done that makes the LTV higher? I've been a full-time investor for over 24yr and I have many deals under my belt. But it doesn't help to give these folks a call to see what their criteria is to get higher LTV :) Best regards
