In a portfolio loan, would the lender own the liens on the entire portfolio?

Hi, Chris.

I am making big plans for the coming years, so things are still hypothetical.  I would like to get into a multi-family building, but I do not have a specific deal in mind.  I am debating between suburban residential buildings, and smaller buildings in touristy areas that has AirBnb potential.

On my tax return, I only have rental income from 3 rental properties in the US (Schedule E). I am considering selling one of them, and move the fund into a stable dividend generating stocks. That move would replace my rental income with dividend, and increase my liquidity for the next project.  

I am currently a PhD student, and I am looking to land a job abroad. Of course, the income would be reported to the IRS.

Hi, I have a question for members who have worked with lenders.  When they calculate debt to income ratio, what kind of income do they consider?  Would they include:

1. Dividend from stocks

2. Airbnb income from rental properties that I want to acquire

3. Aribnb income from primary residence

4. Foreign income (salaries from oversea jobs)

So, the 2.5x rule applies before the new purchase, or do rental incomes from the newly purchased property count toward the 2.5x?  Thanks for the explanation.

Greetings to the big pocket community.

I am a US citizen with 800 credit score, 3 rental properties that are generating income.  They were cash purchases, free and clear. However, rents are my only income in the United States.  I am looking to move onto bigger projects and I would like to use loans to help me expand. I want to get into fourplex or small multifamily.

Would I qualify for a loan?   Very grateful for any advice.
