Hi Everyone,

I’m interested in purchasing an investment property in NC research triangle area. I’m looking to buy and hold a single family house or a townhome and my budget would be around 400K. Looking into an area where it can be relatively easy to rent out and cash flow positive. Appreciate if you can give me some recommendations on the areas! Thank you!

Winny, from my experience in this area, you have to choose between cash flow or appreciation. The further you move away from Austin, the higher cash flow you will receive, but you will see slower appreciation rates. Also, since you mentioned you're an out of state investor, be aware that property taxes in Texas are quite high and can definitely eat into any potential cash flow.

Hi Derek,

Thank you! Ideally I would like to have at least non-negative (0) cash flow and then betting for appreciation in the area. Is there an area you would recommend?

Hi Neil,

I am an out of state investor so It will probably be buy and hold for me. Ideally I want the rental cash flow to be at least a little bit positive. Do you have the zip code or the name of the sub-areas that you would recommend me to look into? My price point is around 225K to 325K. Thank you!

Hard to find cash flow in these deals, but with enough patience and analysis, you can find some. If you are willing to do remodeling and build sweat equity, you can find some great zip codes inside the city limits. Definitely more work, yet a bigger reward.

 Hi Ryan,

My price point is actually bw 225K to 325K. I’m an out of state investor so It will probably be buy and hold for me. Ideally I want the rental cash flow to be at least a little bit positive. Do you have the zip code or the name of the sub-areas that you would recommend me to look into? Thank you.
