I'm starting to understand that Real estate is about what services you can provide for each other to benefit one another in the outcome, are my chances of finding a great teacher/mentor that can actually walk me through deals and show me how fix and flips, wholesale ect. get done more likely to work with me if I'm offering a negotiable percentage of every profit we make for a whole year or so?

@Lydia T. Hey Lydia, thank you for the raw break down, it's what I really need. Is there any way we can connect so I can ask you more questions in the future? I read your profile and if you're willing to help out a newbie like me I would gradually appreciate it very much

@Nicholas DiPasquale thank you Nicholas! Just another quick question, when your clients call you with your Google voice number are you able to identify that you are getting a call from that app that it is a buisness call and not a general call through your personal number?

I am starting to set up my buisness and would like to know what would be more professional for recieving and outgoing calls and messages/ texts ect. I know that people say that you eventually become close with the people you network with and invest with, but who's to say when? So I just want to get input on whether or not I should use my general number to put on my buisness cards, get a second phone plan or just a single free phone app?

I'm hoping this isnt a stupid question but what does a wholesaler mean when they say you need to buy "so and so" cents on the dollar? How do I estimate that? How do I figure out my equity range and or potential profit from a sale price and ARV? Is there a simple math equation I can follow

Hello everyone, as a newbie that has chosen wholesale to be their start of niche, I'm starting to understand the whole process of getting a motivated seller, but I'm confused on how I should handle figuring out how much repairs costs after walking through the home myself, should I do the research online myself? Should I hire a contractor to do a walk through? Or do I hire an appraisal? What I'm really unsure about is how I approach my cash buyer with a VERY good ARV on the contract, because I am NOT choosing rehab as my niche and am unsure of repair costs. I really don't want to mess this up.
