Yes. You should be able to search the MLS at any time from several broker's web pages. What you will not have access to is tax info, last sales price, etc. Good luck! :D

As of November 6th, without a SAFEMLS code generator you cannot access the MLS. Realtors® can be fined $1000 for allowing someone access. Have a Realtor® set up searches for you.

Staging is an art. It cannot be taught. Either you have the skill or you do not. At this point, Realtors® are still attempting to stage themselves. I think you would have better luck with the investor that is doing rehabs and has no furniture etc.

I used pay per click and that got expensive fast! Linking your site to others is the best way for your site to get ranked higher in the search engines. It takes months for your site to even rank at all. I found that advertising on Zillow is cheapest way to drive traffic to your site.

Nope. Not true. What I was really searching for is private money as I need to cut down on time for closing. The list of questions you sent me sounded like typical traditional financing questions. I asked for hard money lenders when what I really need is a private lender. I am already working with two local brokers who do very well for me when it comes to 30 fixed conv loans. If you have time, can you please explain what your version of a hard money lender is and does it take less than 30 - 45 days to close? I was always under the impression that hard money was private lenders.

For those who have experience in construction, rehab is obviously made easier. I found that although I knew construction, I was very confused about the buying and selling of the properties. Rehab is only half the battle. Learn all that you can about the buying and selling of real property before jumping into a deal. There is a lot of money to be made and lost in areas other than the rehab.

Looking for a hard money lender to add to my options. We rehab. I am looking for a leder that can do deals fast. There are some deals that we just can't wait for conventional financing to go through. Please respond if you know of any lender in or around the Rochester, NY market. Thanks.

Happy investing from Rochester Peak Properties, LLC. We are new investors located in Rochester, NY and find this forum entertaining. We currently have three properties in the mix. We deal with rehabs. I have 20 years in residential construction experience and find making things new again a real rush. I am currently looking for a hard money lender to add to my financing options. Any networking fans out there?
