I would refund it. You obviously have a descent relationship with them at this point. It was a mistake on their part. And financially if you return the $50 and collect a late fee on top of that I've got to imagine that's a pretty good return on your money.

John is the attic framed with trusses or is it stick built? You might not have a bearing wall.

This is pretty much aimed at folks in the KC area. But I have a condo down at 8th and Broadway that I would like to sell to my tenant that's been with me for the last 4 years. The building is not FHA approved and I don't know of any lenders that will do conventional financing with less than 20% down. So I'm just looking for someone to shoot me in the right direction. I haven't lived in KC for about 3 years now so I don't know who's lending. Thanks.

I would definitely speak with an independent agent.  From my experience, and having worked for one, the large Shelter type companies dont necessarily want landlord policies and often price them accordingly.  I dont think Douglas county is too far away from me so if you want my agents number i can provide it.

My umbrella is $1,000,000 and it covers everything. But they do have minimum limits on each individual policy.

Derrick I can't reference anyone in KC but if your interested in Jefferson City I can send you my CPA's info. But really with only a couple of properties any descent CPA should be alright.

I'm guessing that the ceiling in this 3rd floor is not insulated as it was not originally a living space. To make it comfortable you would need to insulate. Talk to some local companies. Most can cut about 2" diameter holes in the drywall and blow in insulation. It's a lot more affordable than pulling the ceiling, insulating, and then re-sheetrocking.

To me it is everything that comes out of pocket. Regardless of whether it is the down payment, closing costs or other fees. Cash out of pocket vs the cash you are left with.

Summer that is going to depend on your municipality. You should be able to call city hall and speak to someone in the codes dept. They will let you know.

Kyle is right on the inside corner. Just tape it and mud as usual and it will be fine after new texture is sprayed. As for the ceiling it is very hard to match popcorn. It can be done but takes some time fine tuning on a sample. Me personally I would probably take the time to scrape the ceilings and re-texture them when you spray your walls.
