Hey BiggerPockets, 

I recently received a call from a recipient of my direct mail campaign about an off market property and have put myself in position to make an offer. I asked him the lowest price he is willing to take; however I plan to offer a bit lower than that. I have read a good amount of blogs on the subject and I am somewhat ready to offer that lower price. I plan to stay true to my numbers and hold fairly firm on my offer. 

Does anyone have any good advice about offering with confidence and the presentation of a lower offer?

Yes, driving for dollars. I think thats the best way to get a list of houses you are really interested in. Hope that helps @David Cowan, if you would like to talk direct mail feel free to get in touch. I'm no pro, learning everyday.

This is something I'm concerned about too. What's an appropriate stopping point? My plan is to do about 6 rounds on my current campaign.

I get a good number of my direct mail list through D4D. Make sure you have a very specific criteria and back check everything so you don't waste time and money mailing houses that are not good for your lists. I am just getting started and I am learning every day. Be consistent!

My strategy is all about consistency and being the last man standing. I think variety and individuality are also good tools. I am still getting started too so I have a lot to learn. Be open to new ideas!

Hi! Recently purchased a design to put on bandit signs. I’ve never used them before and wanted to try them out. l see them everywhere around town so l can only assume they work to some extent. Has anyone had success with them?

My friends parents rent out a few low income houses and heat pumps seem to be the number one money pit as far as needing expensive repairs. If you think the window units will sufficiently cook the house I️ would go ahead and go with that

Hey BiggerPockets. This is my first post on the forums. I have been reading up on past posts and listening to podcasts so I'm fairly familiar with the site and the forums. I have just completed the first round of my first ever direct mail campaign. I sent 100 letters to absentee owners in the Atlanta area and it went fairly well. I was wondering if there are some easy ways to cut down on time while maintaining low costs for a campaign. Do y'all have any services you utilize? I am committed to handwritten envelopes and typed letters at the moment. Any advice helps.
