Thanks I appreciate it! Metrics are interesting in direct mail and I think people often overlook a lot of very important factors. Response rate varies greatly from conversion rate and that conversion rate is based largely on your ability to connect with sellers and having systems in place to get deals closed. We strive to close about 1 in 7 leads that come in. Hope that helps!

@Tim Dowdle I have stuck with my own processes. I have stayed away from yellow letters and machine produced handwriting. Best luck has been with handwriting! Best of luck.

BP, I have recently shifted my focus to a new market in Georgia and have noticed a lack of investors in the area. 
I want to begin to move wholesale properties to out of state investors who can really cash in on high cap rates. 
What is the best way to get started connecting with out of state buyers?

Wow, thanks everyone for the great responses. I have done all of my research and plan on sticking to my numbers and presenting the offer with confidence. I think keeping the seller happy will be key. Hopefully tomorrow goes well, thanks again for the great advice.
