Mr. Lauther
Thank you Sir, that is a great suggestion. I use Zillow for recent comps, so I am familiar with the site. I also know how to pull up properties on are county auditor's site so that information is very helpful. I am use to cold calling out of my local newspaper and using online ads to attract my buyers. Using this method how would I contact these investors or landlords? Would I write them letters or is their a way to obtain their phone numbers?

Thanks Guys
Great advice. I use our local online auditors site already so im good there. I guess I am still unsure as to how I would do this search specifically targeting landlord's or multiple property investor's. I mean do I just randomly pick streets?

Thank You Jon
That sounds like great advice, however I don't know where to even start. Where would I go to obtain that information. I'm sure I would be in the county courthouses but besides that I am clueless. Please Help.

Hello BP
I want to know how I can use my county's public records to find out who is buying properties in my area, so I can contact them and put them on my buyers list?

Hello Bp
I am a investor in Northwest Oh. I have done a few contract assignments and I am trying to build my buyer's list. I make post to my Facebook real estate groups, I post on Craigslist and backpages and linkedin advertising for buyers and I don't get nearly the response I think I should be getting. What else should I be doing to increase my list. When I get properties under contract, I make signs advertising the property. Non the less my list is not growing, please help.

Thanks Guys for the welcome. I have had a friend of mine's mentor me on the Wholesaling process of real estate. Our main focus was on contract assignments due to my lack of funds., I didn't understand a lot of this at first and to be honest, still a little fuzzy. I did however get Buyerlist, and Marketing. I started making my own signs, putting them on telephone poles and I started getting calls. The first year I had 2 properties under contract but could not move them. This year that doubled and I have moved 2 properties to other investor's. I know this thing works now and the goal now is to replace my job's income with investing. I want to take my business to the next level. My thought is that if I can make a little money, why can't I make a lot of money at this. So Here I am looking for help from you guys. My goal at least for the next couple of months is to grow my buyer's list. I advertise to groups on facebook, I have just started posting to real estate forums. I have post on craigslist and backpage for cash buyers. Is there anything else I can be doing to grow my list? Any help you can give me will be greatly appreciated.

Great Information Mike thanks. One more question. I normally have a 30 to 45 day grace period on my option contract, to locate my end buyer to assign my contract to. Will the administrators have issue with that. My contract states that they can still market the property, it just locks in my price.
