I just started direct mail a couple weeks ago. Ive sent about 140 yellow letters had 12 return to senders and had about 10 call backs no deals yet.

I third matt’s post. pool’s are pain in the ***. we are talking about ohio here good weather only 5 months out the year. build a gazebo with island and fire pit lol.

I don't see a problem with renting out a bigger house in that area.  its close to 90, 480, 71.. less than 15 from downtown. what are you looking to rent it out for?

good job @Mike Rosso . them numbers look conservative. you probably can do 6% for cap ex and maybe 8% for maintenance. but good 1st deal.  

I would try to pay them to leave. give them back their security deposit and get a moving truck for them if get out and give you the keys back.

hey BP. I'm just starting to do direct mail. on my yellow letter I added a google voice number. so now I have a problem with google voice phone not ringing and not letting me set a voicemail greeting. so im looking for a company or app that would give me a number and forward it to my personal number an also will allow my callers to leave a vm. any advice or opinions?? thanks in advance
