Which is the most economical (and appealing to tenants): LVP or Carpet? Also, what paints are the best neutral paint colors for rentals?

Hi Team,

There is a MultiFamily home that we are considering. We are considering 2 options = VA Financing and Seller Financing. The asking price is $750K. We know the last assessed value was $500K. The sellers are retiring. We are starting out. They are very nice people. We don't want the nice retiring sellers to be taxed with high capital gains. We don't want to pay $750K. How can we make this deal work for everyone via Seller Financing Combo with VA Financing? Or any other financing combination considering the low interest rates? Any ideas are welcome as this is our first home purchase.
