Hi everyone,

I was thinking of investing in Turnkey real estate in Dallas or Houston. Just wanted to see if anyone has had any experience with turnkey investing in these two cities?

If you are simply a regular investor, what was your experience like and what areas did you avoid?

Also, how do you contend with what seems to be a very high crime rate?

Since so much depends on the turnkey provider, does anyone have any references of good turnkey companies to look at?

I am currently taking a look at Elite Invest and Memphis Invest. I would be open to other options.

@Charles Worth Thanks for your feedback. Just wanted to get some more clarification on why Elite Invest is not for everyone in your opinion? were they difficult to deal with in certain areas?

@Curt Davis Thanks Curt. I am considering my options right now. I have indeed heard good things about Memphis Invest, so, perhaps that may very well be an option.

Out of curiosity, What kinds of financing options do you provide?

Thank you all for your responses on this. It is quite helpful.

My objective like all real estate investors is to have a positive cash flow situation of a few hundred dollars and some appreciation, say, at minimum 2% per year based on the initial purchase price. I am also willing to look at this long term.

I guess I will have to check to see whether this type of situation is feasible. As long as the turnkey company in question is providing fair value for money, then, I am okay.
